Cumbrian site acquired for new business park

The site acquired by Maple Grove Developments

A 19-acre site near Penrith has been acquired by Maple Grove Developments for a commercial development.

Maple Grove Developments, part of the Eric Wright Group, said the site just north of Penrith and next to the A6 and Junction 41 of the M6 was strategically located.

It has outline planning consent that allows for up to 250,000sq ft of industrial and logistics space plus general business uses.

Detailed planning consent is also in place for the site access, the group said, and added it was collaborating with the local authority on the technical details to finalise the design of the site wide infrastructure.

Power has also been secured for the site, with further detailed design work underway.

James Scott, development director at Maple Grove, said: “This acquisition underscores our commitment to supporting commercial growth in Cumbria, and delivering high-quality, strategically positioned industrial, logistics and commercial spaces to meet rising regional demand.

“We are focused on progressing with the early access and initial infrastructure works and are anticipating a start on site in early 2025.

Paul Cook at CBRE, joint agents for the scheme with Carlisle-based Carigiet Cowen, added: “Interest in the site has been robust, Maple Grove Developments is engaged in pre-let and pre-sale discussions with several potential occupiers.

“Having planning and power already in place, gives certainty to businesses looking to move here and further adds to the scheme’s appeal.”

Joint agent Richard Percival, of Carigiet Cowen, added: “There are very few sites which are so readily accessible from the M6. Penrith 41 really does offer a unique opportunity to secure high quality new build facilities with the infrastructure and team in place to successfully deliver it. We are looking forward to seeing activity on site in early 2025.”

The project team includes C4 Projects (architect); Stantec (was Hydrock) – Highways, M&E, Structures, GWB Consultants (QS) and Adams Planning and Development.

The site was acquired from Rayner Rowen for an undisclosed sum. The vendor was represented by Christopher Dee.
